 A 4 Point Inspection is an insurance underwriting report used by your insurance company to determine the cost and insurability of the four main components of the home which include Electrical, Plumbing, HVAC and Roofing system. The 4 Point Inspection is also needed for existing homeowners when shopping for new insurance if the home is 15 year of age or older. 

A roof certification may be required by your insurance underwriter if your roof is found to be between 15-20 years old or if permits can not be found on file to verify its age. During our inspection of the roofing system we will identify the type of roof coverings you have, weather or not there are signs of damage or failure and the overall life expectancy of the roof from the day of inspection. What Will The Inspection Cover?

Our thorough home inspections will cover everything from the roof to the foundation and all components in-between. During our inspection of your future home we will inspect the roofing system to verify the condition of the materials and whether or not there are any signs of damage or failure. We will inspect the HVAC (air conditioning) system to verify it is operating properly, verify the age of the system and inspect the duct work for any signs of damage or leaks. We will inspect the plumbing system for any signs of leaks or damage to the home, verify the types of pipes used in the home and inspect and verify the age of the water heater. Last but not least we will inspect the electrical system for any signs of damaged or unsafe wiring, check for proper polarity and GFCI protection and inspect the main panel for any signs of arcing damage or unsafe wiring practices. The list goes on and on!
