Can I Perform My Own Inspection?

Although you may think performing your own inspection will save you money, it isn’t a wise idea for the long-term value and safety of your home. Our licensed inspectors at Integrity Home Inspections are specially trained to perform thorough exams that focus on the physical structure and systems of your home. It would be helpful to perform your own pre-inspection that compiles a list of concerns you would like to be further examined by a professional inspector. It’s also important to note, most insurance companies require an inspection to be completed by a licensed inspector for home insurance purposes.

Why Do I Need A Home Inspection?

A residential home or commercial property inspection can provide crucial information about your property before you purchase or sell it. Inspection reports can outline major system failures or problems, as well as builder oversights that may have been missed in a developmental phase. No matter the age of your home or property, an inspection can give you peace of mind about the safety, value and performance of mechanical and structural systems.


Is It Important That I’m There For My Inspection?

We recommend you are in attendance for any inspection of your property. It is important to speak directly with one of our inspectors about any additional concerns you may have about your home or commercial property. Be sure to ask questions during an inspection in the event you need more information on a particular system.

Can My Home Or Commercial Property Fail An Inspection?

An inspection isn’t intended to give your property a pass or fail grade. The purpose of an inspection is to provide you with a detailed report of problems and solutions for system failures within your home or commercial property. If your inspection report includes an extensive list of repairs, it doesn’t mean you failed the inspection. Take note that when there are more items to be repaired based on our report, it may be more difficult to purchase affordable homeowners insurance until those items are repaired.


How Do I Choose An Inspector?

When choosing a home inspector it is always recommended to look for a reliable source of ratings and reviews. Ratings and reviews allow you to take a look at what other customers have experience with a particular home inspector in their own words. Some of the best sources for ratings and reviews are a companies Facebook page as well as yelp and google.

What Qualifications Or Credentials Should A Home Inspector Offer?

Its typically recommended to look for an inspector with a few years of on site experience and is member of an accredited group such as ASHI or InterNACHI. An inspector that is part of a group is more likely to have a sense of accountability and is typically held to a higher standard by the group. They are also required to maintain a certain amount of continuing education hours throughout the year to maintain their membership. This means they are up to date on changes in the FBC (Florida Building Code) and are current on all standards of practice.


What Will The Inspection Cover?

Our thorough home inspections will cover everything from the roof to the foundation and all components in-between. During our inspection of your future home we will inspect the roofing system to verify the condition of the materials and whether or not there are any signs of damage or failure. We will inspect the HVAC (air conditioning) system to verify it is operating properly, verify the age of the system and inspect the duct work for any signs of damage or leaks. We will inspect the plumbing system for any signs of leaks or damage to the home, verify the types of pipes used in the home and inspect and verify the age of the water heater. Last but not least we will inspect the electrical system for any signs of damaged or unsafe wiring, check for proper polarity and GFCI protection and inspect the main panel for any signs of arcing damage or unsafe wiring practices. The list goes on and on!

Why Can’t I Have Someone In My Family Who Is Very Handy Or A Contractor, Inspect My New Home Or Property?

This is the biggest mistake many potential buyers/sellers/homeowners make. Although the person you are considering may be very skilled, they are not trained or experienced at professional home inspections. Professional home inspection training and expertise is unique and like no other. Professional inspectors get, what we call, an inspector’s instinct for problems. That instinct takes extensive training and lots of experience doing inspections to develop. Many contractors, and other trades professionals, hire a professional home inspector to inspect their homes when they make a purchase.


What If I Have Questions After The Inspection?

Should I Be Present During The Inspection?

We recommend that you be present at the site of the inspection. By you being present, the inspector can show you defects and explain why they are defective as well as point out important maintenance issues.
